🏡 First-Time Buyer Timeline: Week-by-Week Roadmap

Buying your first home is thrilling—but it can also feel overwhelming. With so many steps—mortgage pre-approvals, house hunting, offers, inspections, moving trucks—it’s easy to feel lost. That’s why I’ve broken it down into a clear week-by-week guide so you know what to expect and when.

Week 1: Mortgage Pre-Approval

  • Why it matters: Before you start looking, you need to know what you can afford. This prevents heartbreak from falling in love with homes out of reach.
  • What happens: Meet a mortgage broker or bank, provide details on income, employment, credit history, debts, and down payment. They’ll issue a pre-approval letter, which strengthens your offer later.
  • Example: A household with $120,000 annual income and $100,000 saved for a down payment may be pre-approved for ~$800,000.
  • Pro Tip: Don’t just compare rates. Ask about fixed vs. variable and how changes in the Bank of Canada rate could affect your payment.

Week 2: Define Your Wish List

  • Why it matters: With limited inventory, clarity helps you focus.
  • What happens: Make two lists:
    • Must-Haves: 3 bedrooms, 2 bathrooms, parking, safe neighborhood.
    • Nice-to-Haves: finished basement, ensuite bathroom, walk-in closet.
  • Example: In Vaughan, $1M may buy a townhome with more square footage, while in North York, the same budget could mean a smaller condo closer to transit.
  • Tip: Think ahead—will you need space for a home office, kids, or extended family in the next 5 years?

Weeks 3–4: House Hunting 🏘️

  • Why it matters: This is the most exciting—and sometimes stressful—stage.
  • What happens: You’ll tour homes, attend open houses, compare neighborhoods, and weigh trade-offs.
  • Example:
    • Richmond Hill: Detached homes start around $1.3M.
    • Aurora: Larger homes with bigger lots can be found for similar prices.
    • Toronto Core: For the same $1M budget, expect a condo or small townhome.
  • Tip: Keep a showing journal. After 5+ visits, homes blur together—write down pros, cons, and gut feelings.

Week 5: Making an Offer ✍️

  • Why it matters: This is where strategy comes in.
  • What happens:
    • Review recent comparable sales.
    • Decide on price, deposit, and conditions (financing, inspection, condo status certificate).
    • Submit offer through your realtor.
  • Example: A house listed at $999,000 with comps at $970K–$980K → you might offer $975K with financing + inspection clauses.
  • Tip: Be ready for counteroffers. Sellers may push for higher price or fewer conditions.

Week 6: Inspection & Conditions 🔎

  • Why it matters: Protects you from costly surprises.
  • What happens:
    • Hire an inspector to check foundation, plumbing, roof, electrical, HVAC.
    • If issues are found, you can renegotiate or walk away.
  • Example: If inspection reveals a $5,000 roof repair, you may request a price reduction or seller credit.
  • Tip: Don’t skip inspection—even in bidding wars. A $400 inspection could save you $40,000 later.

Week 7: Finalize Financing 💰

  • Why it matters: Now the bank needs to lock in your mortgage commitment.
  • What happens: Provide updated documents (job letters, pay stubs, bank statements). The lender appraises the property and confirms approval.
  • Example: Your lender confirms a $750K mortgage, 25-year amortization, 4.5% fixed rate.
  • Tip: Avoid opening new credit cards or taking car loans during this period—it can jeopardize approval.

Week 8: Closing Preparation 🖊️

  • Why it matters: Legal and financial prep ensures a smooth closing.
  • What happens:
    • Hire a real estate lawyer.
    • Arrange home insurance.
    • Lawyer conducts title search, verifies taxes, checks for liens.
    • Transfer down payment balance to trust account.
  • Tip: Budget for closing costs (typically 1.5–4% of purchase price). On a $900K home, that’s $13K–$36K.

Weeks 9–10: Moving In 🎉

  • Why it matters: You’ve made it—time to transition from buyer to homeowner.
  • What happens:
    • Do a final walkthrough with your realtor to confirm repairs & appliances.
    • Closing day: lawyer transfers funds, seller releases keys.
  • Example: That first photo of you holding keys in front of your new Aurora home—it’s a moment you’ll never forget.
  • Tip: Arrange movers and utilities in advance so everything is ready on day one.

Final Thoughts

Your first home purchase doesn’t have to be intimidating. With the right plan, each week becomes a clear, manageable step toward your dream. The key? Work with a realtor who guides you through every stage.
